Sectional Title Rates and Municipal Services

Desktop Audit Report

Our Municipal Account Experts can assist Community Schemes that have
experienced problems with their municipal account.

Our experts will ask for various documents to assess the history of the Sectional Title rates account. Once received, they will assess issues such as the history of the account, rates being charged, calculation of consumption and rate,
prescription as well as usage, among various other factors as per the
applicable municipal legislation and by-laws.

Monthly Audit Report

LET LOADSHEDDING BE YOUR ONLY MUNICIPAL CONCERN

Our team of experts can assist your Community Scheme in monitoring your monthly accounts, ensuring your account stays correct, noting and navigating the various issues that may arise. This is done as follows:

  1. Our expert will check that the Community Scheme is being charged on the
    correct tariff in terms of the Act.
  2. We will use this tariff to calculate that the amount being charged against the usage is correct.
  3. On receipt of the monthly account, we will check that the payments are being made and allocated on receipt by the Municipality.
  4. Our experts will check the meter readings against what is being billed on the monthly invoices.
  5. When comparing the meter reading, actual readings vs estimates will be noted and on the third month of estimates, a query will be raised to the municipality.
  6. Once a history has been received, our experts can assist with estimating a monthly budget to be paid, assisting in ensuring your Community Scheme’s budget is flexible to cover seasonal fluctuations.
  7.  Using this history, our built-in triggers will alert you when there is an extraordinary circumstance that may affect your account, such as a burst pipe. In this way you are always one step ahead and won’t be hit with a huge bill. 

These monthly reports are provided to both the managing agent and the trustees for a R250 monthly service fee / annual fee of R2 500 (save R500).

Property Administration

WHY ADMINISTRATION?

A Sectional Title Scheme is placed under administration by the courts when it runs into financial difficulty, suffers mismanagement, compliance difficulties, scheme discourse amongst owners. The intent of the administration order is to bring the building back to a fully functional entity with a healthy cash flow. The building is maintained properly with all safety and building requirements, and specifications being met and fully ensured as a result of compliance.

Historically, there has not always been accountability and transparency on the part of the administrator to turn the scheme around. 

That’s where Confiance is different.  

We report back to the Body Corporate on a quarterly basis on the running of the scheme and provide the required quarterly reports to CSOS as required. We ensure that we comply with all legislative prescripts and will keep up to date with any changes in legislation. This always assures our accountability and transparency to the owners of the Sectional Title Scheme 

Executive Managing Agent

An Executive Managing Agent is an external individual or company employed by a Community Scheme who performs the functions and exercises the powers that would ordinarily be performed by Trustees.  

The Executive Managing Agent ‘steps into the shoes’ of the Trustees and is responsible for the day-to-day decisions that the Trustees would normally make.  

If your scheme is unwilling or unable for any reason to appoint Trustees, Confiance is available to be appointed as an Executive Managing Agent to handle the day-to-day administrative running of your scheme.
